I went through these same steps too, I did notice the sound getting much louder when my kitchen light was on, it has a dimmer switch. Also it changed a bit when the AC runs.

Try plugging the guitar straight into the amp and turn the effects loop off before you run through all of the pedals and patch cables.

She did - it's definitely something in the pedal board area.
